FORTIFIED Roofing: Stronger Protection for Lowcountry Homes

A beautiful home deserves protection that reaches beyond the finishes you can see. For homeowners in Charleston, Berkeley, and Dorchester counties, a roof replacement is an opportunity to consider how the entire roof system will handle severe weather—not simply which shingle color to choose.

What is a FORTIFIED Roof?

FORTIFIED Home™ is a voluntary program developed by the Insurance Institute for Business & Home Safety (IBHS). Its FORTIFIED Roof standard addresses vulnerable parts of the roof system through specified construction methods, materials, and verification. It is a system of upgrades, rather than a brand of roofing shingles.

Stronger attachment and roof edges

Wind can exploit weak connections and exposed edges. FORTIFIED requirements include enhanced roof-deck fastening and specific edge details. Ring-shank nails and the required fastening pattern improve resistance to uplift, while properly installed drip edges and starter materials help protect the roof perimeter.

A second line of defense against water

If a storm damages the roof covering, a sealed roof deck helps limit water entering through the decking beneath it. Required roof-cover ratings and wind- and rain-resistant attic vents also address common paths for storm damage. The details depend on the roof type and applicable standard.

For a homeowner investing in a kitchen, bathroom, or substantial interior renovation, reducing the opportunity for roof-related water intrusion is a practical way to help protect that investment. Beautiful cabinetry, flooring, and finished rooms deserve the same attention above the ceiling as they receive below it.

Verification gives the upgrades meaning

An official FORTIFIED designation requires more than a contractor describing the work as storm resistant. An independent FORTIFIED Evaluator documents and verifies required work, and IBHS reviews the documentation before issuing a designation. Involve the evaluator before construction so required details can be recorded while they remain visible.

A professional's credential and a home's designation are different. Employing a credentialed professional does not automatically designate a house. Initial home designations generally last five years and require a redesignation process to remain current. FORTIFIED Roof also differs from the broader Silver and Gold designation levels.

Potential insurance benefits

Depending on the insurer, policy, location, and documented improvements, a FORTIFIED designation or qualifying wind-mitigation upgrades may support an insurance discount. Before construction, ask your agent which improvements qualify, what documentation is required, and whether the benefit applies to the wind portion of the premium. Do not assume a percentage advertised in another state will apply to your Lowcountry home.

SC Safe Home and FORTIFIED are separate programs. Grant availability, eligibility, approved work, and insurance treatment should be confirmed with the relevant program and insurer before you include an incentive in your project budget.

Plan the roof as part of the whole project

When comparing proposals, ask for a clear description of the roof-deck work, water-management details, edge treatment, ventilation, materials, and evaluation responsibilities. Identify what is included in the price and what could change if concealed damage is discovered.

If you are also considering a porch addition, new windows, or an interior remodel, discuss those plans at the same time. Coordinating the work can help avoid decisions that need to be revisited later. Keep product information, photographs, permits, and designation documents together with your home-improvement records.

A stronger roof is not a stormproof home

FORTIFIED is intended to reduce storm damage, not eliminate every risk. Continue routine maintenance, follow emergency guidance, and maintain appropriate insurance. No roof system makes it safe to disregard evacuation instructions.
